SCSH HOA Association Directors Unanimously Approve, 5-0, Golf Master Plan

At the third and final budget meeting on October 7 at which the HOA budget for 2017 was finalized by the Directors, the Board unanimously approved the Golf Master Plan in a 5 -0 vote. The proposal was the result of months of study from the Golf Advisory Committee (GAC) and professional advice from JMP Golf Design Group and Troon Golf our golf management company, as well as input from homeowners via email and open forums since February of this year.

The Plan is based on three guiding principles: 1) To enhance the golf experience; 2) To protect homeowner property values; and 3) To provide fiscal responsibility.

The highlights of the plan include three venues:

· First: Montcito Putting Course. There will be significant renovation to the Montecito Putting Course, including the installation of lights to allow for evening play. The Board anticipate that families and especially grandparents will welcome the changes that will add to the enjoyment of this amenity.

· Second, The South Course Bunkers. The South course bunkers will see new sand in all of the 200 bunkers, replacing sand which has blown away. This will make it easier to get both the player and the ball out of a sand trap. Some bunkers will benefit from more extensive renovation as well.

· Finally, The South Course Practice. The South Course practice area near the pro shop will be expanded. Two larger practice putting greens will replace the existing small one. The extant practice area was non-competitive with similar golf courses in our area.

The work will begin in June 2017 and will be completed in time for the new season in November of 2017 following over-seeding.

The estimated total costs will be $848,600. Of this $815,000 will come from dedicated reserve funds and $33,600 from capital expenses. There is no requirement for a special assessment as a result of this project.
