Montecito Outdoor Pool Resurfacing Project Update

After inspection of the new plaster at the Montecito Outdoor Pool, it was determined by SCSH and the pool Contractor that the plaster did not meet the appropriate surface texture specifications. The Contractor has agreed to remove and reinstall the pool plaster at their own cost. Due to the unfortunate incident, the reopening of the Montecito Outdoor Pool will be delayed approximately 12 days.

Avenue 40 Front Gate Closures

Friday, May 21 – Entrance Gate Closure
The north security entrance gate will be closed on Friday, May 21, from 3:00 am to 10:00 am for the repainting of the wrought iron fence and gate.

Monday, May 24 – Exit Gate Closure
The north security exit gate will be closed on Monday, May 24, from 3:00 am to 10:00 am for the repainting of the wrought iron fence and gate.

Project Updates (December 16)

Phase II Ground-cover Restoration Project

The Phase II ground-cover restoration project began on Monday, December 9. The project is expected to last between 8 to 10 weeks. Worksite safety signs are posted on each end of the street. Please take extra caution for equipment and dump trucks while driving and walking around the worksite.

 

Phase III Mailbox Stucco Columns Restoration

The Phase III mailboxes stucco columns restoration project began on Tuesday, December 10. The project is scheduled to be completed by Friday, December 20. The contractor will be repairing any stucco damages and repainting the columns with two coats of paint.

 

 

Montecito North Landscape Enhancement Project

The Montecito north landscape enhancement project began on Tuesday, December 10. The project is scheduled to be completed by Tuesday, December 24. The project consists of new ground-cover gravel and plants that will significantly enhance the view of the landscape from inside and outside the Montecito Clubhouse.

Montecito Ballroom Dance Floor Hardwood Restoration

The Montecito Ballroom dance floor hardwood restoration project began on September 8. The contractor has removed the existing hardwood flooring and will be prepping and installing the new hardwood flooring. The project is expected to be completed on September 17. Shadow Restaurant Dining Room HVAC Unit Replacement

On August 13, the Shadow Dining Room HVAC Unit #1 was replaced with a new commercial rated, high efficiency HVAC unit. A crane removed the existing faulty HVAC unit and a new HVAC unit was installed on the rooftop of Shadow’s Restaurant. The new HVAC unit will ensure that the Restaurant Dining Room temperature is kept at a comfortable setting for residents to enjoy year-round.

Santa Rosa Paver Maintenance Project

The Santa Rosa Clubhouse driveway roundabout will be closed from Monday, July 15, through Wednesday, July 17, for the scheduled maintenance and repairs of the pavement pavers.

During this period, there will be limited access to the Santa Rosa Clubhouse. The closures will ensure that the maintenance of the roundabout and clubhouse main entry pavers can be completed as quickly, safely, and efficiently as possible.

Fountain Annual Services – 40th and Jefferson

The annual restoration of the water fountain features located at the 40th and Jefferson Gates started today. The contractor will be utilizing a glass bead blasting method to effectively remove the excessive calcium deposit from the fountains and the decorative tile. This will lead to a fresh, shiny and more polished appearance for the water fountain features.

Santa Rosa Pool Chillers Installation Project

The Santa Rosa Clubhouse pool chillers installation project is scheduled to begin on Monday, June 17, and is projected to be completed on June 19.

The Pool will close Monday, June 17 and reopen Tuesday, June 18

The closure will ensure that the installation of the pool chiller units can be completed as quickly, safely, and efficiently as possible.

The kids pool hours on Monday, June 17 will be from 9 am to 1 pm at the Montecito Outdoor Pool.

The Montecito Indoor Spa resurfacing project is scheduled to begin on Monday, June 3, and is projected to be completed by June 17.

The Indoor Pool will close June 3 and will reopen on June 10.

The Indoor Spa will remain closed from June 3 to June 27. The closure will ensure the resurfacing of the Indoor Spa can be completed as quickly, safely, and efficiently as possible.

Montecito Parking Lot Striping Schedule

The Montecito Parking Lot will be re-striped on Thursday, March 28 and Friday, March 29.

  • Thursday, March 28: The east half of the parking lot will be closed from 6:00 AM – 3:00 PM
  • Friday, March 29: The west half of the parking lot will be closed from 6:00 AM – 3:00 PM

During these times parking will be permitted on Sun City Blvd. for any overflow parking.

Project Update – Billiard Tables Restoration Project

 

The billiard tables restoration project is scheduled to begin on Tuesday, March 19 and will be completed by Wednesday, March 20.

  • Billiard table beds and rails will be re-covered with a professional grade felt.
  • Billiard table bumpers will be replaced with high performance bumpers.
  • All billiard table pockets will be replaced with high-grade leather pockets.
  • Billiard tables will be re-leveled to specifications.

The Billiard Room will remain closed for the duration of the restoration project. The closure will ensure that the billiard tables restoration project is completed as quickly, safely, and as efficiently as possible.

New Chairs for Dog Parks

With the recommendation by the Facilities and Service Advisory Committee, our Sun City Shadow HIlls Board has approved the purchase of 24 outdoor commercial-grade chairs for our dog parks. The chairs will be evenly distributed between the Phase 1 and Phase 3 dog parks. There will be six chairs for each of the small and large dog park areas for residents to enjoy.

The chairs will be placed in the dog parks on Wednesday, March 6.

Project Updates – February 18

Pickleball Courts Improvements

The Santa Rosa Pickleball courts "sitting area" was recently expanded. Previously, there was only one sitting area for pickleball players to use while they waited for their turn to play. With Pickleball being one of the fastest growing sports in recent years with more and more players joining the game every day, there was a need for additional sitting areas. New concrete pads were poured to create two additional sitting areas and new patio furniture was purchased.

Project Updates – November 20

Santa Rosa Carpet Project -  Hallway carpet was installed Monday, 11/19. This completes the carpet installation project for the Santa Rosa Clubhouse.

Pro Shop and Shadows Restaurant Entry Concrete Restoration Project – The concrete restoration project has been completed at the Pro-Shop and East Restaurant entrance. The contractor is scheduled to begin restoring the Shadow Restaurant main entrance after the Thanksgiving holiday.

Santa Rosa Pool Furniture Restoration – The patio furniture restoration contractor is in the process of restoring (10) chaise lounge chairs and (8) dining chairs. The pool furniture frame will be re-powder coated and the sling fabric will be replaced with new matching fabric.

Montecito Outdoor Pool and Spa Restoration Project - The Montecito Outdoor Pool and Spa deck restoration is completed and open for use. The pool was drained and refilled with fresh water. (Photos - Pool Deck After – 1, Spa After -1, Spa After -2)

Project Updates – November 5

40th Avenue and Sun City Blvd – The concrete contractor is removing a section of failed concrete for the handicap ramp located at the corner of 40th Avenue and Sun City Blvd, Phase 2 entry gates. The contractor will be recompacting the soil base and replacing the concrete sidewalk. On Wednesday, November 15th, the South 40th entry gate will be closed off for a brief period to allow the cement truck to pour the new cement. Please use the Monroe or Jefferson Gate to access the community.

Pro Shop and Shadows Restaurant Entry Concrete Restoration Project - The South Course Pro Shop and Shadows Restaurant concrete entryways restoration project is scheduled to begin November 6 through November 16. During this period, there will be limited access to the Pro Shop and Restaurant. Please follow the detour signs during construction to access the pro shop and restaurant.

Santa Rosa Carpet Project -  Hallway carpet is scheduled to be installed on November 19th. The Santa Rosa Clubhouse and Fitness will remain open during the carpet installation.

Montecito Outdoor Pool and Spa Restoration Project - The Montecito Outdoor Pool and Spa deck restoration is in progress. The outdoor pool will be closed from October 15th thru November 18th. The contractor has completed installing the base coat and deco-seal for the concrete expansion joints. This week the contractor will be installing the first color coat for the entire deck. The spa tile is 75% completed.

 

 

Project Updates – October 26

Santa Rosa Carpet Project -  Hallway carpet is scheduled to be installed on November 19. The Santa Rosa Clubhouse and Fitness will remain open during the carpet installation.

Montecito Tennis Courts Resurfacing Project - The Montecito Tennis Courts resurfacing project was completed on October 22. The courts reopened the following day. All tennis courts were resurface with an acrylic texture and color coat system and all playing lines were repainted according to United States Tennis Association standards.

Montecito Outdoor Pool and Spa Restoration Project - The Montecito Outdoor Pool and Spa deck restoration is in progress. The outdoor pool will be closed from October 15 thru November 18. A total of 870 sq. ft. of failed concrete has been replaced. The pool and spa deck coping texture has been removed down to bare concrete. The contractor has removed all the existing plaster from the spa and is now retiling the walls with new tile. The contractor is on schedule with the current timeline and is expected to meet the completion date of November 18. The Facilities and Service Advisory Committee is working with residents and the consultant to select the color schemes for the new pool and spa deck color coats.

Project Updates – October 19

Santa Rosa Carpet Project – The Santa Rosa Fitness and Bistro carpet was installed and open for use on September 24. The hallway carpet has been ordered and is scheduled to arrive and installed by mid-November.

Montecito Tennis Courts Resurfacing Project – The Montecito Tennis Courts resurfacing project start date was delayed for two days due to the recent rain storms that impacted the tennis court contractor, Taylor Tennis, schedule. The tennis courts are scheduled to reopen on Wednesday, October 24.

Montecito Outdoor Pool and Spa Restoration Project – The Montecito Outdoor Pool and Spa deck restoration is in progress. The outdoor pool will be closed from October 15 thru November 18. A total of 870 sq. ft. of failed concrete has been removed and will be replaced. A total of approximately 7,603 sq. ft. of decking will be restored with two coats of cool life heat reflective color seal. While the deck is being restored, the outdoor spa is being resurface with tile. The spa’s plaster is being removed down to the gunite. New plaster and tile will be installed, and the spa’s handrail will be re-powder coated. Ralph Godfrey Consulting was on site on the first day of the project for his initial inspection and is scheduled to return at the end of the first week to inspect the progress.
