City of Indio: Notice of Public Hearing

NOTICE IS HEREBY GIVEN the City Council of the City of Indio, California, will hold a public hearing at its regular meeting on May 15, 2019 at 5:00 pm or as soon thereafter as is possible, at the Council Chamber, located at 150 Civic Center Mall, Indio CA, 92201, to consider the following:

Springland Corporation, the Applicant , has filed an application consisting of the following entitlements:

  1. Environmental Assessment 18-07-541: A Mitigated Negative Declaration with Mitigation and Monitoring Program) to allow the Affresco West ("the Project") and,
  2. Tentative Tract Map 18-07-477 {TTM 37447): to subdivide 43.89 acres into 146 single family residential lots, parks, retention ponds, and private streets in a gated community and,
  3. Project Master Plan 18-07-62: The Project includes development of a master plan to establish zoning, density, minimum lot size, setbacks, building heights, and land uses as well as design guidelines for architectural themes, common area landscaping , and community walls for Affresco West (the "Project").

The project site is located at the northeast corner of Avenue 40 and Monroe Street (APN: 691-150-008 & 692-101-012 .

Pursuant to the requirements of the California Environmental Quality Act (CEQA), an Initial Study (EA 18-07-541) has been prepared for this Project. No substantial adverse impacts were found that could not be mitigated to a level of less than significant. Therefore, the City prepared a Mitigated Negative Declaration for the Project. The public review period for the Initial study and the Mitigated Negative Declaration for Affresco West began on December 26, 2018 and ended on January 15, 2019.

All interested persons are invited to attend and speak on this matter. Written comments are also invited and should be addressed to City of Indio City Council, 100 Civic Center Mall, Indio, California 92201 or may be faxed to (760) 391-4027, and such comments should be received prior to the City Council Meeting.

Files related to this project, the proposed ordinance and environmental assessment may be viewed during normal business hours at the Community Development Department, 100 Civic Center Mall, Indio. Please remember, if you challenge the City Council's action in court, you may be limited to raising only those issues you or someone else raised at the hearing before the City Council or in written correspondence delivered to the City, either at or prior to the meeting.
