Montecito Driveway Pavement Rehabilitation Project

Project Memo

Project Purpose: The Montecito Clubhouse driveway entrances and roundabout stamped concrete was exhibiting numerous structure breaks and was causing a safety hazardous concern for vehicles and pedestrians. The difficulty in repairing this type of concrete structure breaks is removing isolated concrete failures without damaging the concrete adjacent to the failure. This has been demonstrated with earlier isolated repairs of the existing stamped concrete.

Project Assessment: In 2019, the Board approved for an independent Pavement Engineering Consultant to evaluate the problematic driveway stamped concrete. The purpose of the inspection was to evaluate the existing stamped concrete and determine how the problematic concrete conditions can be remediated. The Pavement Engineering Consultant concluded that these types of failures in the stamped concrete and concrete bands will continue, as they age, and it would be financially beneficial to the HOA to remove and replace the pavement.

Construction Cost: The replacement of the stamped concrete is a fully funded Replacement Fund expenditure that was scheduled to be completed in 2020. The construction cost for the project is fully funded from the Replacement Fund and is not part of the 2021 Operating budget.
