Strategic Planning Focus Group #6 Notes from Thursday, April 3, 2025

  1. Golf Course and Facilities:
    • A resident is okay with the golf course’s brown appearance if playability is good but does not want Shadows expanded.
    • Several residents want the golf course green and understand it will cost more.
    • Some residents want to see the 5-acre plot used for generating revenue through a cell tower or new facilities like a sports complex, dog park, or fitness center.
    • Others want to convert tennis courts into pickleball courts.
  2. Restaurant and Shadows Improvements:
    • A resident suggested remodeling Shadows with firepits, fun areas, and a cool bar, similar to BLVDS at SCPD.
    • Complaints about the food, service, and acoustics at Shadows were raised. Residents want improvements, including a better wine experience and clearer, more focused offerings.
    • Some residents suggested more indoor spaces and improvements to other food venues, like Montecito Café and Santa Rosa.
  3. Community Engagement and Communication:
    • Residents suggested better communication and engagement, especially with non-voters, and clearer financial reporting for clubs.
    • There were calls for better communication from the DRC and office staff and for clearer guidelines for home improvement approvals.
  4. Facilities and Amenities:
    • Several residents expressed interest in expanding and improving existing amenities like the fitness center, pickleball courts, and even adding new amenities such as a sports facility or an assisted living facility, provided residents have first dibs.
  5. Concerns About Property Values and Financial Management:
    • Some residents are worried about property values being affected by factors like the golf course’s condition and the state of Shadows.
    • Several residents want a more careful approach to financial management, suggesting that the HOA avoid unnecessary improvements or wasteful expenditures.
    • There were also suggestions for a buy-in for new homeowners and meeting with realtors to market the community.
  6. Miscellaneous Suggestions:
    • Concerns were raised about the maintenance of dog parks, and some residents proposed adding more or adjusting the reseeding schedule.
    • There was a suggestion to make the pond at Jefferson Entry a bird sanctuary and increase desert landscaping at entrances.
    • A few residents suggested allowing vendors to enter the community on minor holidays and improve email communication to avoid important messages ending up in spam folders.

The committee appreciates the residents’ feedback and commitment to improving the community. Please stay tuned to our Strategic Planning updates on our community website.
