Fire Alarm Testing (March 2 & 3)

Please be advised that authorized personnel from the Fire Alarm System maintenance service provider will be on site to perform the annual fire alarm and sprinkler inspection as part of the routine planned preventive maintenance. During this time, the buildings’ audible alarm and flashing strobes will be activated for one to two minutes. This will be repeated during the testing period multiple times. Please disregard any audible alarms or flashing strobes as this is required to test the buildings life safety system appropriately. These inspections are required by the local fire marshal, fire codes, and national standards.

Note: If the audible alarm and flashing strobes are recurrently operating for more than five minutes during the test period then, this is a genuine evacuation indication and all occupants must follow the evacuation procedures immediately.

  • Inspection Areas: Montecito Clubhouse, Fitness Center, HOA Office, Shadow Golf Club, Santa Rosa Clubhouse
  • Date of Inspection: March 2 and 3, 2022
  • Time of Inspection: 8:00 am to 4:00 pm

Shadows Restaurant Early Closure Today (2/25)

Due to staffing challenges, Shadows restaurant will be closing today at 2:00 pm

Montecito/Fitness & Shadow Restaurant Early Closure Notice (March 8)

On Tuesday, March 8, 2022, Coachella Valley Water District (CVWD) will be conducting the four-year non-portable cross connection testing for the Montecito Clubhouse/Fitness Center and the Shadow Restaurant. CVWD will be shutting off the domestic water at the 8:00 pm for approximately eight hours, while the golf course irrigation system is running at normal pressure.

All buildings will close at 8:00 pm and will resume regular hours of operation the following morning.

Safety Advisory Committee Bicycle Survey Volunteers

Hello Sun City Shadow Hills residents!

The Safety Advisory Committee is looking for 15 volunteer bicyclists who frequently ride their bicycles in and out of the community. Staff will assign these 15 volunteers a sample transponder instrument mounted to their bicycle and ask the bicyclist to report on the successful or unsuccessful use of the bicycle mounted transponder. The volunteer bicyclists will also report any safety concerns they experience accessing or egressing our traffic lane vehicle gates.

Volunteer bicyclists will be asked to report on the following questions:

  1. What gate/s did you use?
  2. How many times did you access the gate/s?
  3. Did motor vehicle traffic interfere with your access/egress?
  4. Using a regular traffic lane, did the transponder on your bicycle successfully allow you through the roadway gate/s?
  5. Did you feel safe or unsafe mixing with vehicle traffic going through the gates?

View Delivery Volunteer Needed in Phase 3

A volunteer is needed to deliver The View magazine in area #19, near Camino Piscina in Phase 3.

Volunteers are notified at the end of the month when the magazines for their area are ready for pickup at the Santa Rosa Clubhouse.

REMINDER: Election Items Town Hall Meeting (February 10)

Join us for a town hall meeting to discuss cumulative voting and the proposed bylaw change to be included in the upcoming ballot.

Proposed bylaw change:

9.2.2 Board Actions Requiring Member Approval. The Board shall not take any of the following actions except with the consent, by vote at a meeting of the Association’s Members or by a Member vote conducted by written ballot without a meeting pursuant to any applicable requirements of Civil Code section 5100 and Corporations Code section 7513 or any successor statutes, of a simple Majority of a Quorum of the Members:

(a)  Enter into a contract with a third person wherein the third person will furnish goods or services for the Common Area or the Association for a term longer than one (1) year with the following exceptions:
. . .
(vii) Agreements for food and beverage goods and services (including management services) not to exceed five (5) years in duration, so long as the Association has the right to terminate such agreement any time after the first year of such agreement upon ninety (90) days prior written notice to the third party vendor without penalty to the Association.

Food & Beverage Advisory Committee Focus Group Screening Survey

The Sun City Shadow Hills Food and Beverage Advisory Committee would like to invite residents to participate in structured focus groups with the purpose of forming a vision for our community restaurant – Shadows. The main purpose of a focus group is to draw upon the respondents’ attitudes, feelings, beliefs, experiences, and opinions on a certain product or topic. The Food and Beverage Committee members need interested residents to share their visions in this group setting to solidify a common goal and purpose for the restaurant.

The survey linked below is a pre-selection survey for the focus groups. We will have a group for new residents, long-time residents, residents who enjoy Shadows and want to build on those experiences, residents who have been disappointed in Shadows, and several groups which will be a mixture of residents.

The deadline for submissions is January 15.
